Reduce costly mistakes by going through this mission-critical checklist.
- Building size and height restrictions – If city regulations prevent buildings under or over a certain size, you might be forced to alter the size of the proposed building or choose a new location. Meeting size and height restrictions could have major financial implications and restrict the desired functionality of the structure.
- Are there signage requirements? Signage regulations may restrict your business signs to certain locations and limit sign size. Strict signage guidelines may restrict you being able to advertise your business as effectively as you would otherwise. This could impact your ability to draw in customers and affect the abilities of signage marketing.
- What is the setback policy? Zoning setback policies determine how far away from the street a building has to be. Regulations and restrictions could be significant in some city jurisdictions.
- What are the traffic or parking regulations? Zoning regulations and occupancy type will place limits on the number of vehicles that can park on the street. They may also have minimums on the amount of parking spaces that a business must provide on its property.
- Easements or permanent designations of property which interfere with building on a site — Some properties are designated land by city or county for a specific purpose, such as electric lines or other infrastructural entities. Such designations could hinder or prevent development of that site.
- Storm water drainage requirement — Federal, state, and local regulations typically require detention ponds that have capacity to hold back water temporarily before being drained to the city storm sewer line. This can often take up a substantial area of land and which could place limitations on building space.
- Site infrastructure – After determination of valuation on building on the site based on the checklist above, it is critical to ensure that using the property makes sense for your business. A detailed study of the site’s infrastructural capabilities is essential to concluding the practicality of proposed building on the site.
- Is there a suitable access point to the site? If the prospective building’s goals are drawing in customers, it is important to consider the surrounding roads’ locations and traffic pattern, even the speed of travel of traffic passing your site. If you’re building a retail store, you will most likely want driveway access from a busy street to draw in more customers. Buildings’ visibility for the traffic passing your property should be a key factor in deciding the selection of your property.
- What is the electrical service, what is the cost, and what is the efficiency? If your business requires substantial amounts of electricity, it would be worthwhile to compare the site’s electrical capabilities and price to upgrade with other locations.
- Availability of sanitary sewer – Is a sewer line available? If there is not, it will be necessary to build an on-site septic system which can be costly.
- Sanitary sewer capacity, the size of the water line and how much water flows through the water line per minute – These necessities have substantial implications on the cost of construction, especially if they don’t match the needs of the business. Upgrading the infrastructure to adjust the capabilities of these functions can greatly increase the cost. So, should any of these fall short of what a business needs, it could make building on the site much more expensive and impractical to build on that site.
Even with technology everywhere, often electrical capabilities are outdated. The cost of upgrading may be significant. Consider comparing electrical service before you build or build-out.
